What is a Home Inspection?
A Home Inspection is a process by which an inspector visually examines the readily accessible system and components of a home and which descries those systems and components in accordance with a standards of practice.
How long does a Home Inspection take?
Generally a Home Inspection should take from two to three hours, depending on the size of the home and the deficiencies.
Should I attend the Home Inspection?
We encourage clients to attend the inspection for several reasons:
- Attending the inspection provides better communication between the inspector and the client.
- Showing is better than telling. When a deficiency occurs, you will be in a better position to understand the problem and to understand some of the repair suggestions.
- Especially for new home buyers, we like to take the opportunity to point out components and explain some of the maintenance requirements.
- We encourage our clients to ask question or share concerns with us at the time of the inspection.
When can I expect the completed report?
Usually, you will receive a narrative summary by email within twelve hours of the inspection, depending on the time of day in which the inspection occured. This narrative report will contain the deficiencies found during the inspection. We will describe each deficient componey, the condition of the component, the impact to you the client and will proivde a recommendation. The recommendation may be to repair or replace, monitor the condition, contact a licensed contractor or engineer to investigate and make recommendations. Within a week of the inspection you will receive a hard copy of the checklist type report, along with the Standards of Practice that we follow, the narrative report, our inspection agreement and ten pages of home maintenance tips.
Other inspectors provide a copy of the report on site, why don't you?
At Liberty Home Inspectins Inc., we take the Home Inspection process seriously. We like to review the pictures taken at the time of the inspection and take the time to provide you with the proper explinations and recommendations. If there are any questions that we cannot answer, we can confer with our colegues in order to get you the correct answer and recommendation. While this means more time and effort for us, it provides you with a thorough inspection.
Do you work for me or the Realtor?
Liberty Home Inspections Inc., follows a Code of Ethics that requires that we work for you and the house. You are our client at the time of the inspection and after the inspection. We are also true to the house, in that we report on the current condition of the house. We do not gloss over problems to protect the Realtor and we do not act as an alarmist to impress you, the client. We report on the condition of the house and make recommendations to enable you to make the right decision for you.
Can a house fail the inspection?
No. Liberty Home Inspections Inc., does not pass or fail a home. We simply report the condition and make recommendations.
Will the inspector tell me if I should buy the house.
No. Again we are there to report on the condition of the home. Liberty Home Inspections Inc. does not know does not fully appreciate the values of a house, nor do we get involved with the deals that the Realtor may make. That is why we recommend that our clients have a Professional Realtor, someone who knows the value of the property and can help guide in the decision making process. Our inspection will be thorough and our report will give you the information that will allow you to make the best decision for you.
